How To Clean Up That Inaccurate Information On Your Credit Report

I had someone speak with me recently about how to correct an inaccuracy on their Credit Report. In simple terms, they wanted to dispute something they believed was wrong on their Report from one of the Credit Reporting Agencies. I was happy to give them the following web address for a sample letter and they have already had the corrections applied to their credit report. Here is the information you will want to utilize when you have a dispute to settle. Remember, the inaccurate information will not in all probability go away on its own. You will have to use this letter or one like it.

Getting Ready To Buy A House? Do This First

Someone called me a short time back asking some questions in reference to assisting them in finding a house. We visited for a while and then the gentleman asked: “What kinds of things should we be doing to get ready for the purchase even before we utilize your services?”
I gave them some simple research to perform in four specfic and vital areas. By the way, I am making an assumption that you have already spoken with a Mortgage Lender.
First, I suggested they use my website to their benefit. Specifically, use my Northern VA Real Estate MLS searching tool to assist in finding your house. This means you can shop till you drop without being bothered by me or another agent.
In addition, there are other uses for the internet that can work to your advantage: Type the name of the city/town into your Web browser that you would like to live in and see what comes up. In addition to the official town Web site, look for other local organizations that have information online. Good resources include the local chamber of commerce, area newspapers and radio stations and even chat rooms in the given area. If you are moving to a metropolitan area, use the Internet to research the city and the specific region that interests you.
A second suggestion that I offered was, use the Internet and newspapers as a source to learn about the major issues facing any given area you are considering calling home. Perhaps there is a wide-spread flood problem or a proposed change in traffic patterns that could adversely affect the area. These types of problems may not mean you need to abandon a particular house or area as a whole, but it is better to understand the following truth in house shopping: Not knowing is NOT BETTER. Knowing what is real is always best!
A third suggestion (since they had children) was take the time necessary to investigate the school systems. Look for positive ratings by outside institutions, good standardized test scores, the percentage of students who go to college and the opportunity for extra-curricular activities. Even if you do not have school-aged children, a strong school system is a definite plus, especially when you decide to resell the home in the future. Finally, consider the big picture. Does the area offer public transportation systems? Does it have open space for recreation? Does it offer activities that interest you? Is the tax rate acceptable? What about shopping? How about churches, doctors, hospitals, restaurants and other significant places?
When you combine the answers to these questions with the information you will acquire while actually touring homes, you will be on the road to making a wise investment with the purchase of your next home.

Steps That Lead To A Positive Home Buying Experience

Many home buyers, especially first time home buyers have multitudes of questions when it comes to purchasing a house. What should be first on my agenda? How will I know if I've chosen the right house? Is there anything I should NOT do? And this list could continue on and on and on!
While this writing is not about most of these questions, it does cover some simple steps you should be prepared for when making your house purchase.
Deal With Getting Your Pre-approval For A Mortgage Right Up Front
Someone stopped by the office the other day and inquired about house shopping. The first thing I indicated is the importance of being pre-approved for a mortgage. In fact, as an agent, I only show houses to those who have taken this first step. This way, you can see everything in your price range and travel anywhere you want to go to see them. It is one sure way to avoid falling in love with a house you cannot afford. It also tells agents and sellers you are a serious buyer.
Look For An Agent That Understands The Value Of The Internet
When you go looking for a Real Estate Agent, make sure the one you choose is heavily involved in technology. Just having a website is NEVER enough. Their website, email and branding should reflect the agent is serious about what they do. Their website will show the agent as being dedicated to the business of helping people like you find a house. The website should contain the Northern VA Real Estate Multiple Listing Service, Northern Virginia Information and Area Links, a serious Northern VA Real Estate Blog, information About the Agent and other Helpful Articles. Then try this: Email the Agent. How long does it take for the agent to get back with you? Anything over a few hours is too long. Does the agent even write back at all?
Begin searching for your house on the Internet at the Agent's site
Now that you feel comfortable with a Real Estate Agent, go to his/her site and begin using the MLS. If you are stumped about anything ask your agent to go over some of the simple steps of using the MLS. Make sure you ask your agent how to set up your criteria specific searches.
Go House Hunting
Now it's time to look at houses. The way I work is, once you are pre-approved and have selected some houses (any house) in your price range that you want to see, I will then take you to view that house or the homes you've selected.
When You Find The Right House - Make The Offer!
When you find the right house, ask the agent to help you prepare your offer. There will be contracts to fill out, signatures and don't forget your deposit. It should indicate you are a serious buyer.
Follow up on any contingencies
This is huge. If you've asked for contingencies and the seller has agreed to them, they all must be met within the timeframe agreed on. With your agents help, write down the steps necessary to keep you performing according to the contract.
Endeavor to enjoy the close
Some people come to the closing table all stressed, worried and thinking it will be a nail biting experience. My goal as an agent is to make it as positive, helpful and informative as possible. Never hesitate to look at the closing agent and say, "please explain" one more time.
Finally and most important, enjoy your new house and develop a personal goal of making it your home.

Renters: Do Not Be Left Without A Place To Live

I received a phone call with a simple question the other day: "I'm thinking of renting from a private owner. If somewhere in the middle of my lease the property-owner is foreclosed on, could I end up on the street, even if at that time I am current on my rent?" Sad to say, the answer I had to give was "Yes!"
The next question was: "How can I know if the Landlord is in trouble before I sign on the dotted line of the lease?" I responded, "It's not always possible to know, but you could ask him/her for proof from their bank in the form of a letter that would indicate they are at least current as of this moment in time with their payments when you will be signing the lease". The landlord might refuse and perhaps you will feel compelled to go elsewhere to rent, but this is one possible approach to the issue of your landlord loosing his property and you being out on the street.
I know this blog is quite disturbing for some; the subject even causes me to feel uncomfortable and I'm not renting. Remember though, knowledge can often be power in Real Estate and that applies to renting, also. This is why you need to spend some time reading this article: Foreclosure Can Leave Renters Homeless -- Think you're exempt from the financial fallout of the fallen real estate market because you're a renter? Think again.
Remember, prices have fallen on almost every house that is listed in the Northern Virginia area. Perhaps you should investigate if this is the time to buy rather than to rent. Follow These Steps When Preparing Your House For Sale

So you have made the decision to sell your home and you have to quickly prepare it "For Sale"? Many believe "quick" preparation to sell a house is simply about hiring an agent, agreeing on a price and slapping a "For Sale" sign in the front yard and then they are ready to go and the sale will just happen. Often this kind of individual fails to think about, "What is the real price that I will have to pay?" If you are to adequately prepare your house to sell, then you must consider the cost of time, the cost of labor needed to complete the work and of course there will be at least a small investment of money. Here is a truth to remember: Getting your house ready for this market is no puny project. For certain, it can't be taken lightly in this competition filled market where you are in all probability going to see more than one "For Sale" sign on your street.
Here is what all home sellers must remember. First impressions must be a positive thing. It isn't enough to get a prospective buyer inside the front door. I've observed buyers in the past who enter, turn around and immediately walk out! The goal must be to get the buyers walking the entire house. To do that your home must be adequately prepared for marketing. Here is a simple five step plan to follow, should you have to quickly get your house on the market that will make your house more desirable and ready to give an encouraging first impression.
Step One: Say "Good Bye" to clutter! How much clutter you have, really depends on how you've dealt with it thru the years. Here is the good news: You can take what you have and donate it, sell it or simply box it and store it. Your home must be de-cluttered.
Step Two: Get out the rubber gloves, cleaning supplies and clean your house. A clean home will help make the right impression. Some people will even employ a Maid Service. If you yourself are doing the work, while cleaning, care for things like refrigerators, laundry rooms, kitchen cabinets and drawers and especially bathrooms.
Step Three: Sometimes we lack time for painting so try to get rid of marks on walls with a good cleaning solution or remember, someone a long time ago invented a Paint Brush.
Step Four: You need proper lighting. Suitable lighting is a huge plus when marketing your home. I generally recommend hiring professional window cleaners to clean screens and windows. You can do it yourself, but if you are like me, there will always be some streaks you didn't count on when the sun comes up the next morning.
Step Five: Think about drive bys and what people see. This means your lawn must be mowed and kept that way throughout the marketing period. All landscaping must compliment your house. Freshen up your decks, patios and the like. Don't forget some flower pots on the deck.
Burrows Rule To Follow: Bake cookies, chocolate chip cookies when you know there is going to be a showing. There is nothing like the aroma of something that smells good in the house. Perhaps you should leave some on the table for your prospective buyers. Included with the cookies might be a thank you note for viewing your home.

A Quiz About Mortgage

I have simple rules that I follow as a Real Estate Agent when working with clients who want to purchase a home. The first one, right at the top of my list is this: Everyone, without exception, MUST be pre-approved for a mortgage (unless they are cash buyers) before I will show them even one house in the Fairfax Real Estate market or anywhere in Northern Virginia! You Really Do Need A Realtor

It has been said and I agree that despite advertising claims to the contrary, the internet is not a substitute for an experienced Real Estate Professional. It cannot consult, counsel, advise, have knowledge of local laws and market conditions, make judgments, or most importantly, understand your individual goals, needs and care about you as a Client. You need an accurate interpretation of any information you are receiving online. This is where a Professional Real Estate Consultant, a Realtor® can make a positive difference in your Real Estate transaction.
Please understand that I am grateful for the internet. Just check out my Burrows Properties website and you will see that I truly believe in the internet and that it has its rightful place in Real Estate! You must remember though, buying a home is a very complicated and in-depth process. There are numerous people and businesses involved from start to finish. For example, you will be viewing and sorting through many available properties while finally having to choose just one. You will have the responsibility of choosing the right mortgage company and loan officer, someone who is trustworthy. In mortgage, you need someone who will consider your wellbeing as being more important than theirs. You will probably build into your offer a contingency for a home inspection and that means finding a qualified, trusted individual/company to perform this inspection. You will need an inspector that is up to date with radon and mold. If the home you choose is in a community where there are Condo or Association documents, you will need professional guidance. A failure on your part to acquire guidance could mean an unpleasant surprise or two once you've moved into the community. Of course at this point, you've bought the house and you will live with what you don't feel is fair or proper.
By now you can see, there are many, many steps involved for even the most self-sufficient person when choosing the right property to purchase. With proper use of the powerful tool we call the internet and a seasoned Real Estate Professional on your side you are much more assured of having a successful Real Estate transaction.
Again, the internet is a great tool but should never be the only tool utilized in a Real Estate transaction. You really do need both, the internet and an experienced Realtor®.

Steps To Assist You In Selling Your House

First, if you have been one of many regular readers of my blogs, then you know that I am a true believer in Home Inspections before listing your house for sale. In this market, having an Inspection by an independent, licensed Home Inspection Company can do several things to aid you in the selling process. Most important to me, is if you have your house inspected and areas of concern develop, you can tend to those corrections, defects, repairs before listing your house. This helps the potential buyer to feel good about their decision to purchase your home. If too many issues arise during the purchaser's inspection, the buyer is apt to develop a negative feeling about the house.
I've discovered that most often repairs and upgrades are minimal. It can be a loose fitting on the faucet in the shower, a stairway that needs to be made safe or perhaps something brought up to code. To have a copy of the inspection available to serious buyers can bring about peace of mind and a higher level of confidence in the seller. You see, for serious buyers, not knowing is not better. They want to know what is real.
Second, purchase a Home Warranty that conveys with the sale of the property. This gives a potential buyer added assurance in the purchase of your house. It says, "If something goes wrong, I want you to be able to get it fixed with minimal effort and expense."
Doing these two things for a purchaser may just help to sell your house faster giving both you and the buyer much needed peace at the end of the day when the selling and buying process is complete.
